It can be a pretty big expense, too\u2026 And of course, the past two years might have changed how you do business in that Atlanta office \u2013 a lot.&nbsp;<\/p>\n<p>Maybe you have more people working from home. Maybe you\u2019ve had to lay off some, at least for now. Odds are good that if you take a peek out over your office these days, you won\u2019t see what you saw in 2019.&nbsp;<\/p>\n<p>It might be time to ask: <i>Do I still need as much office space?<\/i><\/p>\n<p>Now, if your answer to my question above is \u201cno,\u201d let\u2019s look at what your options are for saving on office space\u2026<\/p>\n<p><span style=\"color:#2B2B2B;\"><span class=\"text-huge\"><strong>Saving On Office Space For Your Atlanta Business<\/strong><\/span><br \/><span class=\"text-small\"><i>\u201cThe biggest boss has the clearest desk.\u201d &#8211; John Cho<\/i><\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\">Desks, cubicles, conference rooms: You probably dreamed about them when you imagined having your own business, but the fact today is, they may not be the must-haves they once were \u2013 especially when you start looking at how much of your workforce might stay virtual.&nbsp;<\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\"><i>I want my employees where I can see them,<\/i> you might be thinking. That\u2019s only natural thinking for a boss. But don\u2019t be in such a hurry to put that thinking ahead of your bottom line.<\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"color:black;font-family:Georgia, serif;\">The American Institute of Certified Public Accountants found out in a recent survey that one in five CPAs and accounting firms expect some sort of office space reduction soon because of the pandemic. In a different<\/span><a href=\"https:\/\/fortune.com\/2021\/05\/21\/fortune-500-ceo-survey-post-pandemic-profits-revenue-cybersecurity-risk\/\"><span style=\"color:black;font-family:Georgia, serif;\">&nbsp;<\/span><span style=\"color:#1155CC;font-family:Georgia, serif;\">survey<\/span><\/a><span style=\"color:black;font-family:Georgia, serif;\">, three-quarters of big business CEOs agreed, estimating that for every five employees they would wind up needing just <i>three<\/i> desks. Others said they\u2019ll probably wind up for a while with a hybrid schedule where workers switch off being in the office and working from home.<\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\">The point is, maybe these companies no longer need as much space.&nbsp;<\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\">Which begs the question: Do you?&nbsp;Let\u2019s talk about saving on office space.<\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\"><strong>Play the numbers game<\/strong><\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\">What are you spending to maintain your&nbsp;Atlanta office? This is probably a painfully clear number but you need to examine it in terms of how big your staff is \u2026 and, more importantly, how big your staff is <i>going<\/i> to be.&nbsp;<\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\">Let\u2019s assume that you\u2019ve decided changes in space might help your company. Grab a pencil and think about these questions:<\/span><\/p>\n<ul>\n<li><span style=\"color:black;font-family:Georgia, serif;\">Over the next year or so, how many workers are going to be in your office on any given workday and who\u2019s going to be remote?<\/span><\/li>\n<li><span style=\"color:black;font-family:Georgia, serif;\">Ideally, do you want each employee to have the most possible space \u2013 or do you want to put the most workers you can into a given space?<\/span><\/li>\n<li><span style=\"font-family:Georgia, serif;\">Do you like individual offices or open areas with cubicles and workstations? Can employees share a desk?<\/span><\/li>\n<\/ul>\n<p style=\"margin-left:0cm;\"><span style=\"color:black;font-family:Georgia, serif;\">You probably already have a good idea of how much room your folks need (and don\u2019t be shy about asking them for <i>their<\/i> ideas), but, if not, here are some general formulas:<\/span><\/p>\n<ul>\n<li><span style=\"font-family:Georgia, serif;\"><i>High density<\/i>, about 80 to 150 square feet per employee, allows for open seating with rows of small desks (you might need to allow for more private meeting rooms with this layout).<\/span><\/li>\n<li><span style=\"font-family:Georgia, serif;\"><i>Average density<\/i>, about 200 square feet per employee, gives a mix of open cube or desk space and private offices.<\/span><\/li>\n<li><span style=\"font-family:Georgia, serif;\"><i>Spacious density<\/i> of about 250 and up square feet per employee allows mostly for large private offices.<\/span><\/li>\n<li><span style=\"font-family:Georgia, serif;\">Common areas tend to eat up as much as a third of your office space. If you\u2019re working on a budget, maybe it\u2019s time to look for a deal where you can share those areas with another company.<strong>&nbsp;<\/strong><\/span><\/li>\n<\/ul>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\">Don\u2019t forget space for reception, storage, and other housekeeping stuff, and ask your people about their needs and wants in office space \u2013 you may be paying rent on things they don\u2019t even care about.&nbsp;<\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\">Multiply what kind of layout you want by the number of employees you\u2019ll have going forward, and <i>voila<\/i>. Is this number more or less than what you have now?&nbsp;<\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\">If it\u2019s less, you\u2019ve got a&nbsp;saving on office space opportunity in your hand.<strong>&nbsp;<\/strong>&nbsp;<\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\"><strong>It\u2019s the lease you can do<\/strong><\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\">Any change in your need for office space naturally makes you wonder about your lease. Can you tinker with it?&nbsp;<\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\">Many commercial leases are long-term \u2013 sometimes a decade or more \u2013 but that doesn\u2019t mean you don\u2019t have wiggle room to negotiate as your business changes. Better the devil you know: Try working with your current landlord (assuming you\u2019ve been a good tenant) in your search for less space.<strong>&nbsp;<\/strong><\/span><\/p>\n<p style=\"margin-left:0cm;\"><span style=\"font-family:Georgia, serif;\">About new commercial leases in general, look for the length of the lease; see if the rent stacks up against others in the area; watch for details like future rent hikes, hidden costs on \u201cnet leases\u201d and termination clauses; and wrangle any favorable clauses that you can.&nbsp;<\/span><\/p>\n<p style=\"margin-left:0cm;\">We can help you look at your books and see if changing office spaces is a smart move for you.
